West Seattle Housing Statistics (for those of you that just love data!):

         After a winter of low inventory, we are starting to see an increase in the number of listings! As you can see below, our end of 2017 finished out strong. We are in a normal cycle of increase to summer though inventory levels continue to be lower than last year for the West Seattle area, overall.

       While price per square foot does not take into account quality of finishes, layout, liveability, etc. It does provide insight into where West Seattle is on whole for prices at this point of the market cycle.

       West Seattle homes are sitting on the market for shorter periods of time & getting higher prices in the end sale than what they have been initially listed at for price. The take away? Buyers, give yourself some breathing room at the top end of your range by searching about 10% lower than your maximum comfort level price so that if you love the house, you can escalate your offer without feeling you are going to be overwhelmed by the final loan payment or cash out of pocket.

       We have more “inventory” (houses for sale) than last month but are still down from last year’s numbers. Lack of competition for Sellers to sell homes and more Buyers entering our market, increasing competition for homes available explains higher prices as shown in the above graphs. If nothing else came on the market, the below graph shows how many months it would take for the homes on now to all sell out.

Up 43.8% compared to the last month
Down 9.2% compared to the last year

*Buyer’s market: more than 6 months of inventory based on closed sales
Seller’s market: less than 3 months of inventory based on closed sales
Neutral market: 3 – 6 months of inventory based on closed sales
